Foreigners cannot register land in the name of Turkish

There are a number of restrictions on buying land in Turkey. First of all, foreigners are not permitted to buy land in villages, rural regions or military areas. Buying land in those places is illegal. Buying land in towns is another issue.

Towns are governed by municipalities, but municipalities don’t have the authority to sell land. Municipalities may sell land only if they receive the approval of the Ministry of Justice. Land can be registered in the name of foreigners living in Turkey or in the name of Turkish citizens living abroad. Foreigners cannot register land in the name of Turkish citizens living in Turkey. The land that a foreigner buys can either be sold to him, rented or used for commercial purposes.

Land ownership requires that the owner pay a fee to the municipality. In addition, a foreigner must pay an additional property tax of 2% of the price of the land for every year that he has owned it. This is to ensure that land in Turkey is used as a good investment.
